Are your plumbing and electrical sub-trades licensed?

Yes - all plumbers and electricians we work with are fully licensed in Ontario. We don't use unlicensed trades for any permitted or code-required work. If work requires a permit, the licensed trade pulls it in their name and it gets inspected. We keep a roster of reliable, vetted subtrades we've worked with for years.

Who handles the permits for plumbing and electrical work?

The licensed trade pulls the permit for their scope of work. We coordinate the permit timeline as part of the overall project schedule and ensure inspections happen at the right stages so no work gets buried before it's signed off. You don't need to deal with the permit office directly - we manage it.

How does plumbing and electrical work coordinate with the flooring schedule?

Plumbing and electrical rough-in always happens before any tile, drywall, or flooring is installed. Once inspections pass, the substrate work (waterproofing, tile, etc.) proceeds. Fixture and device final installation happens after the finishes are complete. We build this sequencing into every renovation schedule so nothing has to be re-done due to trade conflicts.

What exactly is and is not included in your plumbing and electrical scope?

We handle rough-in adjustments, new circuits, heated floor wiring, fixture connections, and standard plumbing re-configurations. What we don't do: main panel upgrades, service upgrades, or major drain reconfiguration that requires permit-heavy structural work. We scope this clearly in the quote and flag anything that's outside our standard scope so there are no surprises.
